A major developer in Macau hired Colliers to undertake a feasibility analysis for a 32-square-kilometer property located in Guangdong, China. The planned development is a large-scale, non-gaming, leisure and resort destination with a mix of high-end resort developments, residential condominiums, villas, townhouses, hotels, theme parks, golf courses, marinas, retail complexes and institutional uses.
At the time of our inspection, the land parcels were largely undeveloped; thus we had to work with the client to develop the most appropriate scheme for the site.
We provided a detailed analysis of the proposed developments, a competitive analysis, an in-depth market commentary (looking at the general property market and economy in Macau and competing developments in the Pan Pearl River Delta), and an analysis of the financial feasibility of the various land use components. We also identified and teamed with an engineering consultant who provided a civil, geotechnical and marine engineering study to determine the viability of the site for development. We also provided a conceptual development mix and preliminary final analysis to provide a basis for the planning and further development of the project.
