Ma On Shan Rail Development, Hong Kong

The Ma On Shan (MOS) Rail has now been fully constructed and runs for a distance of 11.4 kilometers between Ma On Shan and Tai Wai stations in Hong Kong. This project was completed in the year 2000 and involved undertaking a detailed feasibility study to determine the optimum development potential above and around the proposed stations for a new heavy rail system to link Tai Wai on the existing Kowloon-Canton East Rail to Ma On Shan new town with six intermediate stations.

The scope of services for this project was fairly extensive and required undertaking a lengthy analysis of comparable developments to determine the appropriate development scheme.

The team's objective was to determine the optimum mix of uses based on a detailed survey of the key market sectors and to apply this to the available land to determine the appropriate development scheme for each site.

MOS Rail opened in December 2004 and the development packages were put out to tender by Kowloon Canton Railway Corporation ("KCRC"). Given the suburban location, the optimum schemes for each site were predominantly residential with supporting retail space. The arrangement of the alignment meant that only three stations had development potential (Tai Wai, Che Kung, and Wu Kai Sha).
