Sabah is a popular tourist destination in Southeast Asia which has received considerable interest from investors in recent years. This project involved evaluating a plan for a luxurious, integrated resort in a lagoon setting situated in close proximity to a world-class golf resort. The main purposes of this study were to assess supply and demand and to evaluate market trends for resort development in Sabah and other comparative markets in Southeast Asia.

The scope of study was substantial as the development area was sizable at approximately 270 acres.  The project is part of a large scheme development comprising 30 land parcels to be developed into a mixed-use resort to include up to 7 hotels, a theme park, retail outlets, a museum, a cable car, 2 golf courses, villas and apartments.

The services Colliers provided for this study were substantial. We provided economic and demographic data for Malaysia and Sabah, an overview of infrastructure developments in Sabah (e.g., rail, road, sea, and aviation), a tourism market survey, an overview of the residential market in Sabah, and a competitive analysis with major comparable developments in the region (e.g., Malaysia, Thailand, and Indonesia). Colliers also provided an assessment of market trends and expected demand for such a resort development, including suggested facilities to optimize the success of a resort with over 2,000 villas and apartments. A valuation of the subject property was a fundamental aspect of the report.

The report and subsequent valuations were accepted by the client for project positioning, financing, and projected sales rates and pricing.
